After 1990, in Bulgaria began a process of reversion of land to its owners. Due to the high degree of fragmentation of the land into a multitude of small plots and the difficulties encountered in its effective cultivation, resulting therefrom, its value in the years following 2000 dropped significantly.
In the last few years, the liquidity of the land market in Bulgaria has been constantly growing. The prices of agricultural land vary across a wide range, depending on the region, category of the land and the plots’ size. Depending on the size of the plots, the price range can be divided into two provisional categories: prices of plots of up to 5 hectares and prices of plots of more than 5 hectares.

Land consolidation facilitates the planning of how the plots will be used, their long-term leasing and encourages investment in new technologies and facilities, the result of which is that the land is used in a more worthwhile and rational manner, and investments are made in road infrastructure and irrigation systems.
